Both our let only and fully managed service incorporate the following initial steps:

1. Free Rental Assessment

A property rental appraisal is completed at time to suit you during which we look around the property, advise you on your responsibilities as a landlord and take note of what restrictions you wish to make.

The visit is followed up by letter along with a set of advertising details.

2. Instruction

Once you instruct us to let your property, we confirm if you want a let only service or a fully managed service.

Paperwork is prepared and sent to you to read, sign and return. If you have any queries regarding the details please contact the office to discuss.

3. Marketing Your Property

We will advertise your property in the local paper and on our website.

Your property details will also be added to the available listings in our office and added to Property Finder and Fish 4 Homes.

New properties added to this website will posted to our regular mailing list and automatically sent to everyone on our automated e-mailing list.

A ‘To Let’ board can be erected at your property if required.

4. Arranging Viewings

Viewings are arranged and accompanied by one of our team.

5. Property Safety Checks

A gas safety check can be arranged with House Lets regular CORGI plumber. We advise that you also agree to an electrical safety check that we can also organise on your behalf.

6. Tenant Application Approval

Once a tenancy application is received and ID supplied, a fee is charged to the tenant to cover the cost of referencing and to ensure that any application made is genuine.

Referencing is carried out once you have accepted an application in principle.

Once an application is accepted, the property is taken off the market and regarded as ‘let subject to contract’.

Should anything untoward be discovered during referencing, an explanation will be sought and the information passed to the landlord for their consideration.

7. Contracts and Inventory

Once referencing is complete contracts are drawn up, an inventory prepared and photographs taken of the property to show the overall condition of the interior and of the garden areas.

After the tenant has signed the Assured Shorthold Tenancy Agreements, an appointment is made with them to check through the inventory at the property, usually within 7 days.

Fully managed properties: the original inventory is kept in our file and a copy is provided for the tenant.

Let only: a copy of the inventory is kept by us, a copy sent to the tenant and the original sent to the landlord.

8. Utilities Handover

We notify the utility companies and the relevant Council Tax department of the commencement of new tenancies along with appropriate dates and readings.
