What we do for you as the fully managed service.

Fully Managed Service

We market the property, get tenants in and draw up agreements - see our 8 step guide.

Once a tenant is in occupation of the property we will:

Our Charges

Option 1

Half of one month's rental for the letting and 10% per month of rental collected.

Option 2

No charge for the letting and 12.5% per month of rental collected.

Please note: charges are subject to the addition of V.A.T

Taking a deposit

We will lodge the funds for the security deposit with the Deposit Protection Service within fourteen days of the receipt.

Performing regular property checks

We visit the property every quarter by arrangement with the tenant and by prior appointment.

Property checks are completed with the tenant out of respect and enable us to ascertain their future plans and to identify any maintenance issues.

We also provide an evening service most Tuesdays and Wednesdays since many tenants cannot be home during the day due to work committments.

Each property check visit will be followed up with a letter or e-mail.

Taking care of maintenance issues

We are the point of contact for tenants with maintenance issues, both on a daily basis and with our out of hours emergency line.

Other than in an emergency, consent is sought from you before maintenance work is arranged.

Collecting rental payments

We collect the rental payments on your behalf and we make payment of the monthly rental, subject to the deduction of our charges, fees and any maintenance charges that relate to the property, into your bank account.

We aim to transfer the money no later than 20th of each month.

We expect to arrange for maintenance and payment for this on behalf of you unless instructed otherwise.

Serving relevant notices and rental increases

We will serve any relevant notices and rental increases on the tenants in managed properties with the agreement of the landlord and at no additional charge.

We advise that the rental value should be reviewed and increased on an annual basis.
