If you have seen a property of interest on our site, you may wish to find out more as to what is
involved when you let a property through our company. Outlined below are details of our conditions
of letting, application criteria and fees.

There is a charge of £140.00 plus VAT (total of £164.50) for the first applicant and a charge
of £50.00 plus VAT (Total of £58.75) for each additional applicant. Half of the full fee must
be paid upon application for a property. Once an application, the signed conditions and payment
have been received, the landlord is contacted for his / her agreement in principal to the letting.
If agreement is forthcoming, the property is removed from the availability list and referencing is
commenced. If the tenancy is subsequently declined due the discovery of detrimental information
that the applicant failed to declare or if the applicant decides not to proceed with the
application, the payment received is not refundable. If the landlord, subsequent to an
application being processed, declines the tenancy for any reason other than the unsuitability of
the application, the payment will be refunded. The balance of the fee is due on or before the
commencement date of the tenancy.

Rental, for managed properties is due on the 1st of each month and is collected, by standing
order, on 28th of the month before to ensure that it is received by the due date. Rental for
non-managed properties is due on the monthly anniversary of the date on which the tenancy
commenced. Tenants who may be turned down for poor credit or unemployment may be accepted, at
the landlord’s discretion, by making an advance payment for the full term of the tenancy. It is
to be noted that if an advance payment is made for the full term, notice for possession of the
property will be issued close to the commencement of the tenancy for the end of the pre-paid
period. The landlord may be willing to enter into further fixed term agreements after this time
on the understanding that advance payments for the duration of the tenancy are made.

The Deposit will be protected by the Deposit Protection Service in accordance with the terms and condition of the DPS. The
terms and conditions and Alternative Dispute REsolution Service (ADR) rules governing the protection of the deposit including
the repayment process can be found at www.depositprotection.com.

Two copies of the full inventory will be provided to be checked and signed. Any changes that
the tenant feels are suitable can be added to both copies of the inventory. One copy is then
retained by the tenant and the second copy returned to House Lets once each page has been signed
by all of the tenants.
